  3. Tax Compliance: It verifies that property taxes are paid and up-to-date.
  4. Loan Applications: Banks require it for processing loans against the property.

Step-by-Step Guide to Apply for a Khata Certificate in Karnataka

Step 1: Ensure Your Property is Eligible for a Khata Certificate

Before applying for a Khata certificate, make sure the following:

  • Location: Your property must fall under the jurisdiction of a local municipal authority like BBMP in Bangalore.
  • Tax Payments: Ensure all property taxes for the current year and past years have been paid. You can get your tax payment receipts from the local office.
  • Clear Property Title: Your property should be free of any legal disputes or pending issues.

Step 2: Gather the Required Documents

To apply for a Khata certificate, you will need the following documents:

  1. Sale Deed: A legally registered document proving that you own the property.
  2. Property Tax Receipts: Proof of all paid property taxes.
  3. Aadhaar Card: Government-issued ID for verification.
  4. Proof of Address: Utility bills, ration card, voter ID, or bank statement to confirm your current address.
  5. Encumbrance Certificate: If the property has any loans or mortgages, this document shows the history of property transactions.
  6. Property Identification Number (PID): A unique number assigned to your property by the municipal corporation.
